How far we can provide our service?

We mainly accept clients located in Taipei city, New Taipei City, TaoYuan City, Shin Chu City for maintaining our service quality.

What are our services:

  • Architectural Design and Planning
  • Architectural Façade design
  • Interior Design and related construction management
  • If you are new to us, and not our liable long term business partners, we won’t be able to provide any edible files. We can only provide general pdf. files before we sign the contract.

***In the criteria of interior design, we can provide design service and construction management service separately in different contract.

Q for Architectural Design :

General working process for architectual design

1)The client needs to provide evidence that they own the land privately, and/or having the authorised letter (Power of Attorney) from the owner. To proof He/She/ the Institution has the right to deal with the asset/property before we can process the planning proposals.

2)We will then investigate the all the information of the properties the clients provided, and make a preliminary proposal about how many floor areas and how many stories it can be built.

3)As the clients have agreed what we proposed, we will then arrange appointment to provide discuss our first draft of design and contract to be signed.

4)Signning the design contract before we continuing to discuss the design.

** Do not worry about the 4th point If you’re our liable long term business partners.

General working process for architectual façade design:

1)General proposal for carrying out a instruction of land owners :

The clients provide us the CAD/Rhino files to develop our design. The client will need to pay 50% of the designing fee upfront after signing the contract. The remaining 50% of the designing fee will be paid after receiving our finished drawings and short films. We provide 4 elevation or perspective façade rendering jpg. files with a 30 second short film.

2)To-Be Realised façade design:
This is will be the actual façade design to be evaluated in the urban planning review, and to be realised in the fuure. Again, The clients provide us the CAD/Rhino files to develop our design. After receiving the edible files form the client, we will make our first proposal in 7 working days, and provide our design contract. We will work closely with the client and/or their architectural team, and discuss our design carefully. The design contract needed to be signed before we arrange the second discussion.

3)We will provide the detailed design drawings as the follow-up service we develop from above ( the 2nd point)

How do we charge for architectural design?

A. ) General architectural design:We normally follow the Service Charge for Infrastructure (click!) or using the manual of service charge published by each Architectural Association (click!). The service charge will be different according to where the project is located. This manual will be updated each year as well. We also use hourly rate to estimate our service charge for short term or long term projects.

C. ) Façade design for Making Proposals For Land Owners will be different from the “To-Be-Realised Design" ( the 2dn and 3rd points mentioned above) . D.) All the fees for applying any permits, administration fees to be charged by government, and/or other fees to be charged by other re-delegation/ professional bodies are all excluded from the “Designing Fee" or “Service Charge" we claim here.


Q for Interior Design:

General working process for inteiror design

1)We will arrange a site visit to measure the actual dimension of the project, and consult your needs after we make our first phone call for replying your message. It may take you 3-4 hours for measurement and consulting. Please save a whole morning or afternoon for the time we may need.

2)After the measurement we will arrange the first discussion of our first draft of design in 7 working days. We won’t make extra charge on visiting fees again. After we reach our agreement after the first discussion, we will then provide our revised design in 10 working days with the first draft of construction fees. We hope to sign the design contract when we carrying out the second discussion of the design.

3)Design service and the follow up construction works can be completely separated into two different contract. If the client wish us to continue to work on the construction and management of our design, we can sign the contract for the follow up construction when we nearly agreed with all of the design content.

4)Fees will be paid at different stages depending on the contract.

How do we charge for interior design?

A.) There are tow ways we charge for our service:
1.) Design only, and don’t carry on with the construction works. We will work on the whole design process with sophisticated communication with client carefully, and produce 2D and 3D drawings for clients. We will charge design fees based on the floor area size. This is offering the freedom for client to hire any contractors they love and supervising the works by themselves. If the clients wish us to do the construction management, we will charge a 10% of total construction expenses for the management fee.

B.) Alternatively, we can do the turn-key work for you. On this basis, we will do design works and hire contractors all together for clients. There will be just a all-in-one fees to be charged.

C.) We set up a different rate between floor areas (FA) that is 0-152.00 square metre(M2) (45.99 PIN in Taiwan), and 152.01 M2 (46.00 PIN) and above. Service fees for applying construction permit of interior design will be excluded for the project that is smaller than 152.00 M2. If the project is registered in one address, larger than 152.00M2 and meets the requirement to apply for the simplified construction permit, the administration fees can be included.

However, if we need to for through the process of applying the 2 phases of construction permit for interior design, no matter how big the project is, the service fees for applying the permit will be excluded.

B.) All the fees for applying any permits, administration fees to be charged by government, and/or other fees to be charged by other re-delegation/ professional bodies are all excluded from the “Designing Fee" or “Service Charge" we claim here.

What are the drawing/ Design content the client will recieve once they pay the design fee?

After we sign the contract and receive the design fees, we will provide all the essential drawings shown below :
A) 2D drawings :Demolishing Plan, Plan for new partition wall layout, Floor plan (fully furnished), Reflection ceiling plan, Lighting Plan, Air-Conditioning Plan, Plan for switches, electricity and telecom, all related enervative/sectional drawings of each space, and/or essential detail drawings.

B.) 3D render photos: at least one perspective rendering for each space. 2 rendering photos for spaces that is more complicate (for example, living room) . The amount of the render photos to be provided can be discussed upon request.
